Make sure you stage your home to be clean, uncluttered and inviting. Studies show poorly maintained properties will take longer to sell and receive lower offers.

PRE-INSPECT your property!

Consider having your property inspected, at the time of listing, to keep surprises to a minimum. No seller wants to renegotiate or terminate a contract due to findings in a buyer’s inspection.

PICTURE PRETTY online!

Your property will attract more buyers if you have a good webpage presentation. You must take attractive photos and write a concise property description. Price and presentation are the two most important items to selling your property quickly.

PROPER PAPERWORK!

Selling your property is much more than just putting a sign in your front lawn, placing an ad in the paper and praying for a buyer. You must know how to show your home, qualify prospective purchasers and negotiate and write your contract. An average marketing plan should not do for you! Your marketing plan needs to be well thought out and must have a way of reaching all buyers. Do you have the time, knowledge and money to execute an exceptional proactive marketing plan?

Are you thinking about hiring a real estate agent? Remember, not all agents are created equal. An “ok” agent should not do for you! A poorly trained agent or one with little experience can easily derail and undermine your sale. What is your agent doing for you and how much is he or she charging for his or her service? An unintended but inevitable consequence of hiring an agent is to increase your listing price to “make up” for the commissions you will pay at the time of sale. Commissions therefore provide less negotiating room for you. Your agent should have experience, an exceptional track record, access to the local Multiple Listing Service (MLS), as well as a time tested and proven marketing plan. Find out how many properties your agent sells a year and what services he or she offers and at what price. Determine if the agent’s personality and style compliments yours. Carefully review your agent’s marketing plan and make an informed decision. If you decide to list with an agent, make sure your agent “gets it”.
